Why a checklist alone isn't enough
Tenants have been writing down 'scratched floor in bedroom' on paper forms for decades — and losing deposits anyway. A written note is hearsay; a timestamped photo is evidence.

What to inspect, room by room
- Entry — door, frame, lock, peephole, mailbox key
- Living areas — walls, floor, ceiling, windows, lighting
- Kitchen — appliances (turn each on), cabinet interiors and exteriors, countertop chips, sink, faucet, garbage disposal, dishwasher seal
- Bathrooms — toilet base seal, tub finish, shower grout, exhaust fan, mirror, medicine cabinet, ventilation
- Bedrooms — closet rods/shelves, carpet stains, window screens, blinds
- Hallways — light fixtures, thermostat function, HVAC vents
- Outdoor areas — balcony floor, railing, exterior locks
- Safety — smoke and CO detectors functioning, fire extinguisher present if required
